What to send us (if you have it)

- Approx acres
- Access (paved, gravel, easement, or unknown)
- Parcel / APN (helpful if you have it)
- Utilities (if known)
- Any back taxes (if known)
- Your timeline (soon / this year / no rush)

Step 2: We review the basics
We look at things like location, access, and what the land seems usable for. If we need more info, we’ll ask.
What we usually check
- Where it is and how you get to it
- Approx size and shape
- Utilities (if any)
- Any known restrictions or HOA/POA
- Any known tax or title issues
We’ll keep questions simple. We’re not trying to turn this into a long back-and-forth.
Step 3: We send a written offer (if it’s a fit)
If we can buy it, we’ll send a written offer. You can take it or leave it.
If you accept
- We move it to a title company for closing.
- The title company handles the closing paperwork.
- Timing depends on title work and the details of the property.
We won’t promise a date we can’t hit. We’ll give you a realistic next step based on what we learn.
What can slow things down
- Missing info (parcel/APN, acreage, or owner details)
- Multiple owners or inherited property
- Title issues that need to be cleared
- Access questions (landlocked or unclear easements)
None of that automatically means “no.” It just means we may need a little more time or paperwork.
